Don't visit a model without the above Rebate Certificate.  If they will not honor it then call me and I can register you with the builder and make sure you receive the 1% rebate at closing.

Have representation and save money!  You will need the certificate for each New Home Neighborhood you visit, since you won't know which one will be the ultimate choice for you.

Did you know that when you purchase a new home directly from a sales representative at a new home model that you have NO representation? The sales representative works for the builder and works in his best interest, not yours.

REALTOR representation for you as the buyer of new construction is 100% free to you!

By having a REALTOR involved, you have representation and the Builder pays for it.  If you do not have a REALTOR the builder does not reduce the price of your new home.  The builder just nets more profit for himself and you don't have representation.

Buyer Rebates are what some real estate agents offer to obtain your business & loyalty.  It is way to easy to just drop by a new home neighborhood and forget to bring your agent or tell the sales person at the model you have an agent.

By having a builder pay the REALTOR at closing and by having a REALTOR who offers a rebate you can earn money to decorate or furnish your new home.

YOU CAN'T VISIT A NEW HOME MODEL BEFORE OBTAINING YOUR  YOUR REBATE CERTIFICATE, IF YOU EXPECT TO RECEIVE A REBATE!

If you don't have the certificate or your REALTOR, Once you visit a model and register the builder has claim to you as a client and doesn't have to compensate a REALTOR, hence NO REBATE for you.

I offer rebates because I feel so comfortable about the new home process.  There are no major repairs required from inspections that normally would have to come out of the pocket of some unwilling individual home seller, hence killing the deal. Just from the builders who stand by their quality of work and do punch out lists to insure everything is accurately completed and or repaired before closing.

Since there are no worries of repairs or seller limited equity it is a safe bet for me to offer rebates to help new home buyers have money back from the purchase of their new home.  Plus the builders offer REALTORS bonuses if they sell their homes.  The more homes an agent sells the more of a bonus offered by the builder.  I am just passing on the bonus to you the consumer.

Why wouldn't you want representation by a trained professional and get money back in the process? I can't imagine.
